Flooring: Where Experience Begins Underfoot
At Kautilya Developers, flooring is never treated as just another specification. It is a conscious decision about how a home should look, feel, perform and age over time.
Our approach begins with a simple question: What is right for the customer of that particular project? We study the market, understand the lifestyle and expectations of the people we are building for, and then select materials and formats accordingly. For some customers, durability and ease of maintenance matter most. For others, premium materials and a sense of luxury are an important part of the experience. The objective is not to use the most expensive material everywhere—it is to use the right material in the right place.
This philosophy becomes particularly visible in the way we approach tile sizes.
The Kautilya Difference, Project by Project
Kautilya 154 — 4 × 2 flooring
In the surrounding market, 2 × 2 flooring was the general choice. At Kautilya 154, we chose to use a larger 4 × 2 format in the apartments. The larger format creates fewer visual breaks, gives the spaces a more expansive appearance and creates a cleaner overall finish. The lift area was taken a step further with Italian marble, creating a premium arrival experience.
Kautilya 220 — 2.5 × 5 flooring
At Kautilya 220, 2 × 2 was the general choice in the surrounding market. We chose a 2.5 × 5 format, including a five-foot dimension that is rarely offered in this segment. The larger format reduces the fragmented appearance created by smaller tiles and gives the home a more seamless, premium character. The lift foyer was finished in granite, adding another layer of material quality to the arrival experience.
Kautilya Nilay — 4 × 6 flooring
At Kautilya Nilay, 4 × 2 was the general choice in the surrounding market. Kautilya went further with 4 × 6 tiles throughout the apartments, creating an even larger and more seamless visual language. The entire ground floor was finished in Italian marble, bringing a distinct sense of luxury to the project’s common arrival spaces.
These choices are not about being different for the sake of being different. They reflect a broader Kautilya principle: We do not select materials simply because they are cheaper, easier to transport or easier to install. We ask whether a different choice creates a meaningfully better experience for the customer.
Smaller formats can make sense from a cost and execution perspective. They require less handling, are easier to transport and can reduce installation costs. But the customer ultimately experiences the finished floor—not the savings made during procurement or installation. Larger formats can create fewer joints, less visual fragmentation and a greater sense of scale. When that difference is meaningful, we believe it is worth making the additional investment.
The founder and leadership team are personally involved in these decisions—from tiles and marble to granite and other finishes. Material selection is therefore not simply a procurement exercise delegated to a consultant, vendor or contractor. There is personal attention behind the details, because these details become part of the customer’s everyday experience.
This is also why Kautilya believes in allowing customers to experience the product for themselves. When a customer walks through a completed project, they can see the quality of the flooring, experience the amenities, understand the scale of the spaces and feel the standard of construction. A difference in price may be visible on paper, but once the product is experienced, the difference in standards becomes equally clear.
For Kautilya, the objective is not the minimum specification or the shortest-term gain. It is long-term value.
We are building homes that should continue to feel right years after handover. Every material, every finish and every decision is made with that longer horizon in mind. Because ultimately, the value of a home is not determined only by what it costs to build – it is determined by what it continues to deliver to the person who lives in it.
